Rental Terms & Agreement

CHECK-IN TIME is AFTER 4:00pm GMT and CHECKOUT is by 10:00am GMT. NO Early
Check-in or late checkout, unless by prior written agreement.
This is a NON SMOKING property.
A REFUNDABLE security deposit of £250 is required. This must be received 30 days before arrival to the holiday property. The deposit automatically converts to a security/damage deposit upon arrival. The deposit is NOT applied toward rent; however, it is fully refundable within 7 days of departure, provided the following provisions are met.
No damage is done to property or its contents, beyond normal wear and tear.
No charges are incurred due to illegal activity, pets or collection of rents or services rendered during the stay.
All debris, rubbish and discards are placed in rubbish bin, and soiled dishes are placed in the dishwasher and cleaned.
All keys are left in the safety deposit box, which is locked and scrambled.
All charges accrued during the stay are paid prior to departure.
No linens, utensils, kitchenware, electronic items etc. are lost or damaged.
No early arrival or late departure.
The renter is not evicted by the owner (or representative of the owner) or the local law enforcement.
An advance payment equal to 50% of the rental rate is required at the time of booking. The advance payment will be applied toward the holiday rental. Please make
payments via credit card (fees might apply) or bank transfer payable to Bank Name: Santander
Account Number: 36375065 Sort Code: 09 01 28 Recipient Name: Starkey.The advance payment is not a damage deposit. The BALANCE OF RENT is due 30 days before your arrival date.
All paid prepayments are non-refundable; sixty (60) day notice is required for cancellation. Cancellations that are made more than sixty (60) days prior to the arrival date will incur no penalty. Cancellations or changes that result in a shortened stay, that are made within 60 days of the arrival date, forfeit the full payment. Cancellation or early departure does not warrant any refund of rent.
The maximum number of guests is limited to 4 (four). Any additional guest (regardless of the age) must be agreed prior to arrival and might be subject to additional charges.
This property requires a 7 (seven) night minimum stay. If a rental is taken for less than
7 nights, the guest will be charged the seven-night rate.
Rates include a one-time linen & towel setup. Facilities fees are included in the rental rate.
NO DAILY HOUSEKEEPING SERVICE:
While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. However, please contact us is this is required as we can organise this for you at an additional rate.
We suggest you bring beach towels. We do not permit towels or linens to be taken from the property.

Any booking obtained under false pretence will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check in.
Any exceptions to the above-mentioned policies must be approved in writing in advance.
Parking is at the rare of the property; please us the space marked with number 7 (seven).
WATER AND SEPTIC:
The property is on a septic system with a Sewage Treatment Plant. The mineral content in the water is high. During a drought, the well water may have an odour. The septic system is very effective; however, it will clog up if improper material is flushed.
DO NOT FLUSH anything other than toilet paper. No nappies or feminine products should be flushed at any time. If it is found that such items have been flushed and clog the septic system, you could be charged damages of up to £1,000 (one thousand pounds).
We recommend you take out travel insurance for your trip.
